What kinds of HOA notices does this generate?

Will this make sure my notice meets my state's HOA-law requirements?
No. State HOA acts vary materially on notice periods, cure periods, hearing-committee composition, meeting-notice timing, electronic-delivery rules, fine caps, and assessment-ratification procedures. This tool intentionally does not assert state law — the board is responsible for confirming the final notice satisfies the state's requirements and the community's CC&Rs before it is sent. If you are unsure, your HOA's attorney is the right person to ask.
Can I use this to send a lien notice, intent-to-lien, or start foreclosure?
No. Lien notices, intent-to-lien letters, and pre-foreclosure collections notices are formal instruments governed by strict state procedure and should go through the HOA's attorney. This tool is for routine board-to-homeowner notices — it does not generate collections instruments.
How is this different from the homeowner's response letter?
This is the board-side notice. A homeowner who receives one of these and wants to respond should use our HOA Violation Response Letter tool instead — that one is written from the homeowner's perspective, advocating their position.
What about Fair Housing rules and reasonable-accommodation requests?
The tool stays neutral about conduct and conditions and never references a homeowner's race, religion, family status, disability, or any other protected characteristic. If a homeowner has submitted a reasonable-accommodation request (for example, an assistance animal or an accessibility modification), the right response is generally not a denial in this format — those requests should be evaluated by the board and ideally with input from counsel before any letter is sent.
Do I need to send this by certified mail?
It depends on the notice type and your CC&Rs. Fine notices and hearing decisions are commonly sent by certified mail with return receipt because they create a paper trail and trigger appeal deadlines. Welcome letters and routine meeting notices are usually first-class mail, email, or posting on a designated community bulletin board, depending on your governing documents. The tool delivers a PDF and editable Word document; you choose the delivery method.
Is the board (or the manager) legally responsible for the letter?
Yes. The HOA board adopts the letter as its own when it signs and sends it. The tool is writing assistance — like a Word template the board fills in — and is not the legal author or sender. Have the board's officers review the draft before it goes out.
